Paragraph 1- If one rents out a house to another, he is required to provide him with doors, to open windows that were ruined, to strengthen the ceiling, to support a beam that broke and to create a bolt and lock. Similarly, if the plaster and ceiling opened up four tefachim, he is required to repair it. The same is true with all similar matters that require a craftsman and are of significant importance with respect to settling homes and courtyards. Even if the tenant entered the property and saw that these items did not exist, we do not say he has agreed to what he saw. Rather, the landlord must repair them. If the landlord repaired these items and they broke during the rental, and the landlord had saidhe is renting “this house,” he is not required to provide another one. If he said “a house” without specifying, he must repair for the entire duration of the rental.

Paragraph 2- The tenant is required to make the railing and mezuzah and to repair the place of the mezuzah from his own pocket. Similarly, if he wants to create a ladder or gutter or to plaster the roof, he would do it out of his own pocket. The same is true for all matters that do not require a craftsman. In all these areas, we would follow local custom.
